Provided in the house when you arrive will be basic cleaning products, bathroom soap, toilet paper, kitchen accessories such as herbs, oil, vinegar, tea, coffee, sugar, salt, pepper, washing up liquid, Vape mosquito plug ins for every room.
Kitchen/dining room:
Fully equipped with large table and seating for 6 persons, all cooking utensils, cutlery, china etc for every need. Electric oven, gas cooker hob, fridge/freezer, dishwasher, microwave, toaster, radio.
Laudry Facilities:
Washing Machine located under the porch in the garden.
Sitting room:
Sofa and two armchairs. Large screen TV (no signal), for DVD use only, huge library of DVD’s, HiFi, CD’s, games, playing cards, guide books and maps, general information welcome pack/folder. Wifi.
Beds (can accommodate up to 6):
One double bedroom, light and airy, large enough to house an extra single bed if required. Mosketo net over bed. Triple wardrobe, dressing table, books.
Second double bedroom, again a single bed can fit in this room as well if required. Ideal for children, games and toys available in toy chest.
Two camp/single beds are available if requested.
All linen, pillows and blankets provided.
Bathroom:
Large shower, sink, bidet, toilet. Clean towels provided.
Heating:
Central Heating only on in winter months.
Air Conditioning:
There are a couple of electric cooling fans provided. The house remains cool in summer considering the hot temperatures outside due to its thick stone walls and cool terrazzo flooring.
The property itself is old, stone and a rustic, mid terrace building divided on 4 floors. The first and second floors are for private rental purposes. Entrance to the rental property is through the main entrance or the little cottage garden around the back of the property (7 steps up to entrance). This crosses past our neighbours property and whilst the access is public, please be mindful, should they be outside. The neighbours do own a small dog that can be a little yappy! The main entrance leads through to a private room space, to a corridor that has a door to the rental property on the left and then a marble staircase up to the first floor level.
Made of thick stone the house keeps cool during the hot summer months, is light, airy and spacious. Located only 10 minutes from the motorway, providing easy routes to all major tourist locations. Major supermarkets are only a bus ride away (5 minutes by car)
The small garden provides an additional space for dining outside, relaxing in peace and is comfortably shaded and "cool" during the hot summer months. The gate to the garden may be closed to provide a safe playing area for younger children. BBQ, garden furniture provided.
The house is literally a "home from home" and equipped with ample kitchen and living appliances for everyday comfort. A huge selection of DVDs are available to borrow and viewed on a large 37" wide screen Plasma TV. (Note, there is no connection to Digital or Satalite TV) Clean linen and towels are provided. Toys, games, books, and DVDs are available for all to borrow. There is Wifi available in the property.
Parking and getting around:
Private parking on the property is not available, however, parking is available on the road just up from the property. This road is not busy or a main thoroughfare. There is also additional parking in the square (5 minutes walk from the house).
A car is recommended to fully appreciate the Tuscan countryside, although not essential, as buses run from the village (limited service weekends, school holidays and bank holidays). There is also a small unmanned train station 20 minutes walk from the house. This service goes from the village to both Lucca and Viareggio, Prato and an early morning train goes direct to Florence. Please check out trenitalia for times and service routes. Lucca is 7km away, only 10 minutes by car, but can take up to 20 mins by bus circulating the nearby villages on route. Last buses to Nozzano around 8pm (winter schedule). A taxi can cost up to Euro20 from Lucca to Nozzano.
As this is generally a family home, and children are frequent visitors, we would appreciate your co-operation in adhering to the non-smoking policy. However, smoking outside in the garden and under the back porch is permitted.

The house is very comfortable and well equipped, in a quiet location, We used public transport to get around, which was not too difficult once we got used to the Italian timetables. During our weeks stay we became very attached to the pretty village of Nozanno, and we found the locals friendly and helpful, particularly in the one or two minor crises. The weather was beautiful while we were there in late March/early April - warm and sunny most of the time. Our recommendation for places to see would definitely include the spa town of Montecatini - a beautiful town with several spas, and from Montecatini Alto there are beautiful views over the Tuscan countryside. We had a wonderful stay at Nozzano, finding the town just the perfect balance between being in a small town setting but close to the major city of Lucca.The house had large,spacious rooms, especially the living room and master bedroom. The kitchen was compact, like many European houses and very well equipped ( good variety of knives, pots and pans). The private garden had a nice variety of flowers, vines ( some jasmine,which smelt amazing) and herbs. A little oases after a busy day touring. Dorothy provided a wide range of written material about the areas to visit nearby and general reading about Tuscany. She made herself available should any questions arise but none did. Her requests, to reduce household expenses, (heating the water tank) were reasonable and easy to accommodate. We hope others visit your town and enjoy the local fine dinning and the delicious food at "II Borghetto " Their fish dishes were "to die for". Thank you Dorothy . Jack D. from Canada.
